Accommodation and Location
ACCOMMODATION

Set in its own grounds, with lots of parking, surrounded by small fields containing cereal
and root crops, soft fruit and farm animals is a well decorated modern detached bungalow
adjoining an old farmyard with farm outbuildings.

The accommodation at THE MAJORS CROSS comprises three bedrooms, one double (one double and one single bed), one double (double bed) and one single (bunk-beds), a good sized kitchen/diner, a lounge and a
bathroom/toilet.
The bungalow is fully equipped with washing machine, fridge/freezer, electric cooker and colour television. The house has got dual central heating, by oil-fired boiler or from a coal fire in the kitchen (fuel not supplied - but can be purchased from the local shop). There is also an electric shower. Electric fires are also supplied. The bungalow is double glazed throughout. Everything is supplied with the exception of linen (*) and towels; a cot is also supplied.

(*) Linen can be provided at a small additional charge.

There are lawns to the font and rear and the paddock to be back of the house is ideal for children to play ball games etc. in.

Fresh vegetables and soft fruit are available locally in season.

The bungalow is situated on a small farm, immediately behind it are the original farmyard, the original farmhouse (thought to be about 200 years old) and the outhouses of the farm, which include a hay-barn and other outbuildings, which are run-down but are gradually being renovated.

There are 5 fields behind the hay-barn, which belong to the farm and two paddocks by THE MAJORS CROSS. All the fields are currently in grass, so there is lots of space to walk without leaving the farm. The land and outbuildings are rented by James Bolger a local farmer who usually has lots of sheep and lambs and some cattle in the fields. He also uses the outbuildings for lambing during the winter. He also breeds and trains sheep-dogs and often keeps a couple of dogs (usually puppies) in the farmyard.

The area does not have piped water or sewage - the water is a private supply obtained from a 170 deep bore-hole well, close to the old farm-house and is pumped up to the bungalow. Sewage disposal is by means of a septic-tank.

A car is considered essential.

The nearest small shop is approximately half a mile away, and the villages of Clonroche and Adamstown are approximately 3-4 miles away. The historic towns of New Ross 8, Enniscorthy 12 and Wexford 20 miles. The environment is relaxed, the local people exceedingly friendly, and the immediate area totally un-commercialised. Ideal for walking or cycling as there is very little traffic on the many quiet and picturesque roads.

The surrounding countryside is undulating, with wooded hillsides, towering mountains in the distance and small winding streams and is a patchwork of small fields, divided by hedgerows and meandering country lanes which offer beautiful scenery and an incredibly relaxed atmosphere to the holidaymaker.

Approximately 15 miles from the coast, which boasts many fine beaches and secluded coves. There are views of the Blackstairs Mountains (about 6 miles away) and Mount Leinster, the highest peak in southeast Ireland. There is also Mount Brandon, Sliabh Coillte, the hill of Lacken and Carrick Byrne to the rear of the house.
